Accommodation: All dimensions being approximate.

Existing Plan Layouts - Ground Floor:
The three properties sit on an approximately triangular site bound by King Street to the north, Apple Alley to the south and adjacent properties to the west. There is also a single storey 'wing' to the rear of 17 King Street facing Apple Alley which serves as a stock room for that property.

A single entrance currently serves both 19 and 21 King Street and leads via a short lobby to a staircase to the first floor of all three properties. It is assumed that both 17 and 19 King Street would have had their own staircases at some stage in the past, but these are no longer in place.

At the central of the plan is a light-well. This has potential to be a great asset to the building in terms of light, ventilation and aesthetics, but is currently not used to its full potential because of scaffolding and netting to respond to issues with pigeons.

There is a minor level change between 21 and 19 King Street (the latter being slightly higher) There is a much greater level change between these two properties and 17 King Street, which is a constraint to creating a single space at ground floor level.

An approximate measure of the supplied survey plans indicates that there is approximate usable area (excluding circulation) 73.5 sq. m. / 790 sq.m.

Existing Plan Layouts - First Floor:
At first floor level, the three separate properties are joined by doorways (and steps) cut through the party walls. The rooms are arranged around a circular corridor which wraps around the light-well and a small kitchenette.

All main spaces have been sub-divided by partitions to create a smaller cellular office spaces.

There is a bank of toilets at the west (rear) corner of the building.

An approximate measure of the supplied survey plans indicates that there is approximate usable area (excluding circulation) of 136 sq.m./1,450 sq.m.

The property is being sold with vacant possession with the exception of the ground floor of number 17 Kings Street which is subject to a commercial lease (further details available through the selling agents).
